New $36M Aquatic & Recreation Complex Opening Soon in Brandywine, MD

The county is building a new multi-use recreational facility in Brandywine, MD which is expected to open by the end of summer.  At a cost of more than $36 million, The Southern Area Aquatic and Recreation Complex (SAARC) is the first Multi-Generational Community Recreational Center in Prince George’s County.

The 75,000 square-foot project includes a huge swimming pool, a gymnasium, a fitness room and flexible programmable space. It is being constructed on property owned by The Maryland-National Capital Park and Planning Commission (M-NCPPC) – Brandywine Area Park – located just north of the intersection of Missouri Avenue and Brandywine Road. Future phases of parkland development may include additional site amenities, an expansion of the natatorium, and additional recreation space to accommodate performing arts and ceramic arts.

Personally, I'm looking forward to participating in a Yoga class and water aerobics once this place opens!

Why Waldorf, MD is a great place to rent a home

15 Miles south of Upper Marlboro lies Waldorf, MD.  In addition to Upper Marlboro's rental housing market, I discovered Waldorf, MD is quite comparable.  Last week I closed a deal on a rental property!  An immaculate 4 bedroom, colonial style home located off of Berry Road (Route 228) in Waldorf, MD.  I represented the renters in this transaction. The home rented for $2500 monthly. My customer's criteria: Charles County, MD - Waldorf, La Plata, or White Plains.  Needless to say, we cruised through Pomfret, MD as well.  After several weekends of showing town homes and single family homes my customers decided on this one particular home (pictured) located in Waldorf.

Waldorf, MD is a community for many residents who commute to work in Washington, D.C. and Joint Base Andrews (Andrews Air Force Base). It is located approximately 23 miles south of Washington, D.C.  With St. Charles Towne Center Shopping Mall at it's core, Waldorf is considered the major retail spot in Southern, MD.  There's literally a lot of nice places to eat, drink, and be merry!  If you are a cigar smoker like me, then you'll probably enjoy a visit to the Tinder Box Cigar Lounge on Route 301 :-)

Clinton, MD Homes for Sale

This past weekend's home showings took my Buyer and I to Clinton, MD to see several properties.  This 4 bedroom, Split Foyer style home was completely renovated and listed for $299,900.  The interior of the home showed well.  However, my Buyer didn't like the back yard.  She was completely "spooked out".  It had a creek running through the property and this old ugly barn/shed.  The back yard also had weeds and many soft spots.  Experience tells me there are drainage issues in that yard and the potential for snakes to crawl around.  Well, that was definitely a show stopper!  Our search for a home continues...…...

Upper Marlboro MD Real Estate Market Update - March 2019 (20772)

Recent home sales in the Upper Marlboro, MD 20772 zip code show the median price for a detached, single family home is $339K.  Most homes in the $300K-$400K range are 30+ years old with at least 4 bedrooms, 2.5 bathrooms and a basement.

Additionally, most of these homes have 1-2 car garages and more than 2,000 sqft of living space.  The style of homes you'll normally find are Split Foyer, Split Level, Rambler, Cape Cod and Colonial.

Upper Marlboro's Most Affordable Neighborhood

The most affordable place to live in Upper Marlboro, MD is the older Brandywine Country subdivision.  This neighborhood is located of off Route 301 between Trumps Hill Rd, Heathermore Blvd, and Fairhaven Ave. bordering the more expensive Marlton area.

Single family detached homes, town houses, and apartments are available with the median sales price of $285,000.  Monthly rent in this neighborhood averages $1450 per month.  Most of these properties are 40+ years old and were built between 1972 and 1979.

Basement Flooding....The Woes of Home Ownership

A few weeks ago my basement flooded again.  Oh, the woes of home ownership!  The Washington D.C. Metropolitan Area had over 63 inches of rain in the last year.  Ground water and water tables persist in Upper Marlboro.  Water seeps in from under my basement floor where it meets the foundation footer.  The french drain (gravity flow system) I personally installed in the front yard didn't seem to solve the problem as the ground water made its way to the front wall of the basement.  

So, I decided to hire a local waterproofing company.  They did a great job and gave me a fair price.  Ask me how much? The labor costs are the bulk of the job.  The contractor had to dig a channel (trench) around the perimeter inside my basement, alongside the footers.  PVC pipe was then installed in the newly-made channel to allow the flood water to flow into a sump pump basin, then pumped outside of the house.
